Why the Roaring Fork Valley ?

Investing in real estate has been a solid and stayed avenue to wealth generation for centuries. There are 4 main types of investment property. They are residential rental units, commercial leasing, land development and speculative building.  Investment deals can consist of just one of these components or all four.  There is one widely universal method for comparing the attractiveness of a real estate investment opportunity.  This method is known as the capitalization rate.  Cap rate as it is referred to is a simple equation of the project’s annual revenue divided by its total cost.  This equation will render a percentage hopefully in the 6-11% range.

The Roaring Fork Valley features some of North America ’s premier and most diverse skiing terrain. The world class resort of Aspen/Snowmass is comprised of 4 separate and distinct ski areas; Aspen Mt. or “ Ajax ”, Aspen Highlands (local’s favorite), Snowmass (larger than the other 3 combined) and Buttermilk (best place to learn the ropes). Glenwood Springs also features its very own ski area, Sunlight. Aspen as a world class ski destination and culture rich heritage has attracted the likes of celebrities, great thinkers and ordinary folk who cherish the pure living that the area has to offer. Each group has brought with it the demand for year round entertainment and events.

The Roaring Fork Valley is a very active community due to its appeal as a winter sports destination. However, summertime offers a whole new opportunity for activities. The Roaring Fork Valley is formed by the Roaring Fork River as it starts at the continental divide high up the Rockies east of Aspen and picks up 5 major contributing rivers and streams on its way to the mighty Colorado River at Glenwood Springs. Rafting and kayaking are popular summertime activities and a great way to enjoy the majestic river ecosystems. The Roaring Fork and its tributaries offer “Gold Medal” fishing waters and is a destination for serious fly fishers in North America . The river corridor also offers a recently completed mostly paved bicycle/pedestrian pathway that starts in Aspen and connects all 45 miles to Glenwood Springs. If you enjoy hiking you will never tire of the endless trails and mountain roads that offer gentle accents to 14,000’ peak climbs.

The river also creates other very unique recreational amenities such as the Glenwood Springs hot springs pool and vapor caves. The unique local geology of the Rocky Mts. creates bubbling mineral springs that have been heralded by everyone from ancient shaman to great presidents such as FDR. The river corridor also creates a special ecosystem that hosts rare birds including Bald and Golden Eagles, herons of all types and other birds of prey that also enjoy the fishing.
Each town from Aspen , Snowmass, Basalt, Carbondale and Glenwood Springs offers its own unique heritage, culture, events and individual community for all types to enjoy. Considering a second home? Come visit and you will never want to leave.
